The Winniepg Jets Are Back In The National Hockey League! | 3NM.ORG

The Winnipeg Jets aren?t specifically a fresh staff, but they are flying back into city significant and hopefully for them, mighty! Atlanta?s decline is Winnipeg?s achieve and followers in Manitoba an exhibiting their exuberance for the return of the Winnipeg Jets.

As a hockey fan, an individual can not deny that there is one thing in regards to the phrases ?Winnipeg Jets? that sends a tingle down the spine. But, the fact of the make a difference is, hockey in Winnipeg is what it really is currently on account of the many expansions on the NHL over the a long time. So we get to another stage in hockey historical past where by a team is from Atlanta is moved to Canada, the primary becoming the re-location in the Atlanta Flames to Calgary. This is actually the comeback of the Winnipeg Jets and Winnipeg has a great deal to celebrate.

Canada has always had a like on the video game from coast to coast as well as city of Winnipeg is no different. Once they lost their NHL staff in 1996 it must have felt like their hearts have been ripped out. Like all town that loses their sports activities workforce, you feel it from your heart but additionally from your pocketbook. The reinstatement of a workforce, whether or not it can be following fifteen several years, has the complete town and surrounding location able to jump off their hockey bottoms open their wallets.

The Winnipeg Jets certainly flew into town with glory. Winnipeg Jet tickets have already been marketing left and right and to this day there is certainly a waiting checklist for period ticket holders. The town of Winnipeg began a marketing campaign to show their ?worth? of becoming offered the probability to carry back again the NHL to their city with the organized occasion identified as the ?Drive to thirteen,000? which was a generate to offer plenty of Winnipeg Jets tickets to show which the town is not really only saying they?ll stand guiding their group however the that followers are placing their funds the place their mouth is as well! Capping the year ticket seats at thirteen,000, leaves about 2,000 seats, in addition or minus a handful of hundred, for person video game ticket gross sales.

The dimensions on the arena was one of many greatest challenges readily available for Winnipeg to acquire the Jets to arrive back. The NHL has a 17k minimal ability ?suggestion? for hockey teams, so the largest debate about why Winnipeg shouldn?t have a group was primarily based practically wholly on seating potential from the MTS Centre. Do not inform the folks of Winnipeg that however. With their ?Drive to 13,000? marketing campaign, they proved the metropolis and its persons are completely powering welcoming again their Winnipeg Jets. Additionally they offered additional tickets than another NHL hockey groups promote, occasionally barely pulling in more than 10k to 12k supporters inside of a rink that has seating very well above that ability. The individuals of Winnipeg and Genuine North Sports activities and Enjoyment are out to show the dimensions of your Centre doesn?t generally prove the size of the hockey heart with the town.

Amidst every one of the excitement of welcoming the Winnipeg Jets back to their town anticipation was superior for your launch of each their new Winnipeg Jets Emblem as well as new Winnipeg Jets Jersey that might quickly adhere to. The emblem may be unveiled and it resembles the outdated time think in the former Winnipeg emblem, but with its own one of a kind search and design. Trying to keep identical coloring to the logo all people is expecting the jerseys to carry inside of a little bit of the ?old time? appearance as well but with plenty of of the twist you know this really is unquestionably a complete new staff. Now it?s approximately the city to show which they deserved to possess a whole new NHL crew back again and continuously assist it. Though arguments are created from every component that ?other Canadian cities are extra worthy,? the individuals of Winnipeg campaigned extended and tough to acquire their Winnipeg Jets NHL Staff again. Some other Canadian cities have been also hoping to acquire new franchises while in the NHL, so hopefully Winnipeg will keep on to assist the Jets in each and every way probable and even more Canadian cities will come to be home of National Hockey League franchises.
Wave those Winnipeg Jets flags higher and dress in your Winnipeg Jets jersey with pride. Demonstrate the naysayers mistaken and enjoy the flavor of NHL hockey from the newest of ?Old Time Hockey Towns.?

Yemen opposition fights stalemate, internal ... - Morocco World News

yemenis rebelian

By Mohammed Ghobari

July 30, 2011(Reuters)

Frustrated over President Ali Abdullah Saleh?s staying power and desperate for change, Yemeni opposition groups have taken a gamble by forming transitional governance councils that risk further splintering their fragile alliance.

Tens of thousands of people have massed across the impoverished Arabian Peninsula state for six months ? a motley crew of secularists and Islamists, separatists and nationalists, tribesmen and urbanites, protesting at 33 years of Saleh rule seen as scarred by repression, corruption and joblessness.

Yemenis had hoped to mimic the impact of Libyan rebels? Transitional National Council, which has received international recognition. The problem is they have already formed two councils, and loyalties are divided.

?The opposition was never really united except in its opposition to Saleh?s regime. The cracks that are appearing were destined to come sooner or later,? said analyst Ghanem Nuseibeh, founder of Cornerstone Global Associates.

In ?Change Square,? where thousands camp out daily in the capital Sanaa, youth groups credited as the driving force of Yemen?s protests have plastered their tents with signs trumpeting allegiance to their ?Transitional Council.?

They aim to set up a shadow government in a country facing a growing power vacuum, where a powerful branch of al Qaeda is thriving, since Saleh went to Saudi Arabia to recover from a June assassination attempt. He has vowed to return to rule.

But other tents in Sanaa are conspicuously bare, a sign they back the ?National Council for the Forces of the Revolution? being developed by the Joint Meetings Party (JMP), an opposition coalition that once was part of Saleh?s government.

South of the capital, in the protest hotbed of Taiz, some JMP supporters are not only chanting against Saleh, but the youth?s Transitional Council, which they argue weakens their fight against a president clinging to power.

?No to the council of division,? they shout.

Emerging fault lines could trigger fighting among some in a country where perhaps half the population of 23 million own a gun. Clashes have begun to flare near the border with Saudi Arabia, home to the world?s biggest oil fields that foreign powers are eager to protect from Yemen?s growing chaos.

A tenuous partnership between Shi?ite Muslim insurgents known as Houthis and Sunni Islamists of the Islah party has been shattered by violence that has killed dozens in recent weeks.

The United States and Saudi Arabia, both targets of foiled attacks by al Qaeda?s Yemen-based wing, are wary of turbulence ideal for the group?s operations. But they have yet to make decisive diplomatic moves and instead continue to back dialogue and a faltering power transition plan brokered by Gulf states.

The JMP, under criticism from youth protesters for sticking with the plan, accepted three different versions of the deal. Each time Saleh backed out at the last minute.

Saleh now says he will return to Yemen to lead a dialogue and may later call for elections.

?SAME OLD TRAP?

Critics accuse Saleh, a shrewd political survivor, of dragging out the political process until the opposition?s latent divisions begin to undermine it.

?The opposition knows Saleh has always survived by playing them against one another. They were wary of falling back into that same old trap,? said Yemen scholar Gregory Johnsen of Princeton University. ?So it was a gamble of desperation, I think, forming these councils.?

As the deadlock drags on, conditions are growing worse for most Yemenis facing water, fuel and power shortages. Prices are skyrocketing for a population that cannot afford it. Even before the transition crisis, around 40 percent of Yemenis lived on less than $2 a day and a third faced chronic hunger.

As the wounded Saleh remains resolute, a full victory for the opposition looks less likely and analysts say neither Yemeni council stands much chance of drawing foreign support.

But Transitional Council members said they faced pressure from the thousands of street activists to act.

?The fear of dividing the opposition is no excuse. This council was demanded by the protesters,? said council member Houria Mashour, a fiery woman in her 50s, her hair covered in a colorful veil as she campaigned for the youth-backed body.

To many protesters, forming councils was the only way they could think of challenging the months of political stalemate.

?What else did the JMP want us to do? We waited six months and they did nothing. We gave hundreds of martyrs and thousands of wounded, and the JMP is still living in this delusion of a Gulf initiative,? said Sanaa protester Maysoon Abdulrahman, a supporter of the Transitional Council.

Some JMP leaders insist the vying councils will not cause problems, and could eventually cooperate.

?I don?t think this will deepen divisions as much as start moving stagnant waters,? said Abdelqawy al-Qaisi, spokesman for the powerful tribal leader Sadeq al-Ahmar, part of the JMP.

But Qaisi warned of consequences of protesters? eagerness to end the deadlock: ?The opposition chose the political route, it is a long path but it is safe. The youth may not prefer this.?

In Sanaa?s Change Square, angry Mahmoud Abdullah, an impoverished civil servant, demanded more action and less talk.

?I?m not for any council. We need an escalation, to march to the presidential palace,? he said. ?We can?t wait for America and Saudi Arabia to make our revolution for us.?

Emma Stone Discusses Her Gwen Stacy Role in The Amazing Spider-Man

Marc Webb's take on Marvel's premiere web-slinger in The Amazing Spider-Man reboots the story following director Sam Raimi's trilogy, returning once again to the comic book superhero's roots with an origin story. Mary Jane Watson is out of the picture now, with the comic book Peter Parker's one true love Gwen Stacy being brought in as the new love interest.

Emma Stone, who plays Stacy in Webb's planned 2012 release, sat down for a chat with Comic Book Resources at Comic-Con International in San Diego this week. Sadly, though not unexpectedly, she was very tight-lipped about what to expect from the movie, though she did confirm that this version of her character should be familiar to comics fans.

"My introduction to Gwen Stacy is what I think a lot of people know about Gwen Stacy," Stone told CBR News. "She's the daughter of the police chief, she grew up on the Upper East Side, she is valedictorian, she's very serious about science, she wants to go to school, she's very responsible, she's the oldest in her family and she really just has this attraction and this slight chemistry when we first meet her with Peter.

"They kind of couldn't be more different in upbringing; she's got this really stable family and her father is the authority figure of the city [as well as] the family, and she's always been daddy's little girl, and very responsible because of her father," Stone continued. "Then Peter is an orphan who lives with his aunt and uncle and is a completely different type of guy than I'm sure her father would imagine her with. I think she sees something heroic in Peter long before he becomes Spider-Man, something different in him than the rest of the kids at school. Not to mention he is great at science, so that's a big turn-on too."

While the Zombieland star stopped short of revealing much about the story, she did confirm that she has a "few" scenes with the villain characters and that some combat training was required. She also painted out some of the movie's key beats in broad strokes. It's nothing unexpected if you're familiar with the comics, but that alone should be comforting. A comic book adaptation shouldn't necessarily be a mirror image of its source, but carrying over certain key themes and character motivations is an important component to servicing fans.

"Obviously Peter acts different after he becomes Spider-Man, and I think there's an element of [Gwen] not being completely sure what is going on with this guy but having this understanding of him that most people don't seem to have," Stone explained. "And he has this understanding of her as well.

"So I think they have this inexplicable thing, but there's a lot of tension in the fact that this is her first love. She's stepping out from under her father's thumb for the first time," Stone continued. "She thinks Spider-Man is really cool and her father sees him as a vigilante. And she, independently of Peter, finds him really interesting and is kind of defensive of what's going on with him."

"So she, for the first time in her life, is falling for a man that's not her father," Stone elaborated further. "I think there's a really interesting element there that creates tension, both in a household aspect and in trying to figure out this really mysteriosu guy that's so different from her that she has this undeniable pull to."

In her short career, Stone has made some fantastic choices and had some similarly fantastic opportunities come her way. Her breakout feature role in "Superbad" was just a first step, with crowd-pleasing performances in Zombieland, The House Bunny and Easy A following it. The Amazing Spider-Man is yet another killer gig for the young star, though she admits that for her, the real appeal of the role was Webb's more grounded, realistic take on the superhero genre.

"This movie felt, to me, like I could understand it, I could relate," she explained. "I've seen comic book movies before... where it just feels like a different universe and I never feel back to Earth, I never feel like I could be a part of this or I could experience what these people are experiencing."

"With this, it felt like I understood what every character was experiencing on a very human level. It's so intimate, about being an orphan and about being a skinny kid wanting to beat up bigger kids," Stone continued. "There's a lot of bullying in this movie even outside of Peter, there's that element of bullying in high school and him standing up for people. Being a hero before he's a hero. And falling in love for the first time. So it's this small story in this big world."

NFL Free Agency Frenzy: A Look at Tuesday's ... - daily fantasy sports

The pent-up anticipation that?s been building over the last four-plus months finally came to a head on Tuesday, with the first league action since the draft underway. We saw free agents agree to terms on contracts with new teams and with their old teams. We had draft picks and undrafted free agents alike sign on the dotted line. We also had a big name QB rumored to be changing teams via trade, though it was neither of the ones you would have expected going into the day. Let?s break it all down now.

Seattle signs Tarvaris Jackson

This could qualify as the biggest news of the day, because while other agreed upon contracts dwarf the amount Jackson received to go to Seattle, his signing takes the Seahawks out of the running for Kevin Kolb. Since they were one or two teams heavily involved in trade talks with the Eagles, the other (Arizona) has seen a shift in the balance of power. For Jackson?s purposes, he should step in and compete with Charlie Whitehurst for the starting job. Matt Leinart could eventually join the team as a No. 3 as well. Any of those guys could wind up starting games this season, and the downgrade at quarterback means that Seattle receivers (most prominently Mike Williams) see a value hit.

Kevin Kolb trade talks

The Eagles had been holding out for a premium draft pick and a potential starter for their backup QB, and Arizona looked like a perfect match, with Dominique Rodgers-Cromartie on the trade block. However, the Eagles wanted both DRC and the Cardinals? first-round pick next year, which seems like much too much to give for an unproven QB. Kolb-to-Arizona should still wind up happening, though the prize may wind up being DRC, a second-round pick and another conditional pick when all is said and done. However, a dark horse like Miami could emerge. At least, that?s what the Eagles want you to think.

Donovan McNabb to the Vikings?

Minnesota always seemed like a likely landing spot for McNabb, with the West Coast offense veteran acting as the perfect bridge to the future while Christian Ponder, whom many deemed as the most NFL-ready quarterback in this draft class, gets the opportunity to learn from one of the greats. This deal is contingent upon McNabb restructuring his contract with the Vikings, but with both he and the team wanting desperately for this trade to go through, it would be a shocker if the wheels come off at this point.

Panthers CTC for Charles Johnson

One of the reasons the Panthers were comfortable letting Julius Peppers walk last offseason was the play of Charles Johnson, and he rewarded the team with 12 sacks in 2010. The team in turn rewarded Johnson, giving him a six-year contract for $76 million with $30 million guaranteed.

Bring ?em back

Several teams understandably focused on re-signing key players, especially offensive linemen. The Cowboys retained tackle Doug Free, the Ravens re-signed guard Marshall Yanda, the Chargers brought tackle Jeromey Clary back and the Chiefs convinced center Casey Weigmann to put retirement off for one more year. All four guys are important for continuity and quality of play.

Two important fantasy names also agreed to terms with their old teams. Alex Smith will officially be back with San Francisco as a lame duck starter, while Santana Moss will pray the Redskins can find an answer at QB.

On the road again

Aside from the Jackson signing, another quarterback switched teams on Monday, with Tyler Thigpen re-uniting with Chan Gailey in Buffalo. Gailey made Thigpen a flash-in-the-pan fantasy wonder in Kansas City, and he could wind up doing the same in Buffalo if pressed into playing time. At receciver, former fantasy sleeper Devin Aromashodu joined the Vikings to presumably help with depth, as Sidney Rice isn?t expected to return to Minnesota.

Quintin Mikell was quick to join up with Steve Spagnuolo in St. Louis, and it?s a place where he should see plenty of value. The biggest name to change teams on Tuesday may have been Paul Posluszny, the talented Buffalo linebacker who now gets to man the middle of a 4-3 defense once again in Jacksonville. He?ll be a starter and an IDP beast right away. Takeo Spikes winds up moving to San Diego, where he?ll start alongside rookie Jonas Mouton.

Pack your bags

Several notable names got ?the call? from their respective organizations, informing them they?d be released once teams were allowed to cut players. The Ravens are dumping the contracts of Willis McGahee, Todd Heap, Derrick Mason and Kelly Gregg, though the final three of those players could re-sign for less money. The Cowboys rid themselves of Marion Barber, Marc Colombo, Leonard Davis, Kris Brown and Roy Williams, finally capping an incredibly bad move of trading a first-, third- and sixth-round pick for the receiver while forking over $20 million guaranteed. Detroit bailed on receiver Bryant Johnson after adding Titus Young in the draft. Shaun O?Hara, Rich Seubert, Tully Banta-Cain, Jimmy Kennedy and Gerald Hayes were also told to hit the job listings by their respective teams.

Rookie deals

A few draft picks agreed to contract terms on the first possible day, and the only two of note to do so were Buccaneers. Mason Foster, who will take over the MLB role for Tampa Bay with Barrett Ruud moving on in free agency, is in a profitable IDP situation. First-rounder Adrian Clayborn Of the UDFAs, the biggest names to sign were Mark Herzlich with the Giants and Noel Devine with the Eagles. Both could wind up making their teams.

Riding off into the sunset

Edgerrin James took the opportunity on one of the biggest transactional days football has ever seen to bid adieu to the NFL, officially retiring. Once one of the premier fantasy backs in football, James calls it quits at the age of 33.

Tuesday was fun, but the rest of the week promises to be even better. I?ll be tracking the moves at the Fantasy Football Cafe, and we?ll continue to have extended analysis here at FanDuel throughout the week.

AT&T bringing Gingerbread to all 2011 devices; Android phones see discounts (Appolicious)

Among the troubles for Android owners is that the open source nature of the operating system means getting big updates is a multi-step, irritating process.

New versions of Android for smartphones are not just dependent on Google (GOOG) developing them, ?but also on the phone carrier and manufacturer tweaking them to function correctly on each device. That takes a lot of time and effort, and it means that upgrades for Android can take a long time in getting to the end user and the phones for which they?re designed.

But in a move that should make a few customers rejoice, AT&T (T) is pledging that all its phones released for the rest of the year will include Android 2.3 Gingerbread, according to a story from After Dawn News. That means the LG Phoenix, Motorola Atrix 4G, Samsung Infuse 4G and Captivate, HTC Inspire and Pantech Crossover all get the latest phone version of Android.

Gingerbread will soon stale

The bummer is, the ?latest? version of Android isn?t really that new at all precisely because of the slow upgrade process mentioned above. Gingerbread has been available since December, hitting the scene along with the Google Nexus S phone from Samsung ? and it has even been updated to 2.3.4 since then. But most phones don?t have the update, and in a market in which phones become dated very quickly, it?s possible that some seemingly not-that-old older phones might be waiting indefinitely for the update.

AT&T hasn?t said just how all the phones will be receiving the update, so users will want to pay attention to AT&T?s website ? some will be able to download it over the air automatically, while others will need to manually download the software to a computer and update their phones that way.

Nexus S, Xperia PLAY available for $100

Speaking of the Nexus S, Samsung?s Google-branded phone just hit AT&T over the weekend, and is available at Best Buy for just $100, according to Engadget. You?ll need to pick up a two-year contract to go with it, and if you already paid the $600 for an unlocked Nexus S, then you?re a bit out of luck.

The AT&T Nexus S just became available during the weekend, and is exclusive to Best Buy (BEST), at least for the time being. Like the original version of the Nexus S, it comes preloaded with Android Gingerbread 2.3 ? and at a hundred bucks, it?s a hard price to beat.

But it?s not the only smartphone that?s $100 right now: the Sony Ericsson Xperia PLAY cut its price in half when ?purchased with a Verizon contract. Tech Crunch has the story, analyzing what?s going wrong with the gaming-centric smartphone ? it has been available only for two months, and already is seeing a big price cut.

I rather enjoyed what little time I was able to spend messing around with the Xperia PLAY, but with a smallish game library and not much PlayStation Suite software on offer, the phone seems to be struggling to find its niche, with its top-selling PlayStation games selling fewer than 1,000 units in Europe.

But maybe a price cut will stir up some more sales, because $100 is a pretty enticing mark.

Alomar, Blyleven lend international touch to Hall of Fame (Reuters)

COOPERSTOWN, New York (Reuters) ? Roberto Alomar and Bert Blyleven provided an international touch to the Baseball Hall of Fame induction ceremony Sunday as they were enshrined along with longtime executive Pat Gillick.

Alomar, who became the third Puerto Rican player to be inducted after Orlando Cepeda and Roberto Clemente, gave the first part of his speech in Spanish to honor his roots and then singled out his years in Toronto with the Blue Jays.

"My time in Toronto was the best of my career. We won two World Series together," said the 43-year-old former second baseman, who played five seasons with the Blue Jays from 1991-95.

"I am so proud to represent you as the first Toronto Blue Jay inducted into the Baseball Hall of Fame," said Alomar, who became the first player whose Cooperstown plaque featured a Blue Jays cap.

"I consider the Toronto Blue Jays organization an extension of my own family."

That declaration brought cheers of "Rob-bie, Rob-bie" from Toronto fans decked out in Blue Jay tee-shirts in the crowd.

Alomar, a 12-time All-Star, 10-time Gold Glove winner and career .300 hitter, was acquired in a trade with the San Diego Padres by Toronto general manager Pat Gillick, who was also enshrined Sunday as an all-time baseball executive.

The son of former major league second baseman Sandy Alomar and younger brother of big leaguer Sandy Alomar, Jr., he played for seven different organizations over his 17-season career.

Blyleven, named Rik Aalbert, spun a devastating curve ball as a pitcher for five different major league teams in his 22-year career and also voiced pride in his family background.

"I'm proud to be the first born Dutchman to be inducted into the baseball Hall of Fame," said 60-year-old Blyleven, who was born in Zeist before moving to Canada and then to California as a boy.

"I got my Dutch stubbornness and determination from my parents."

Blyleven, who won 287 games and struck out 3,701, fifth best all-time after starting with the Minnesota Twins, caught baseball fever from his father, who grew to love the game listening to broadcaster Vin Scully do Dodgers games on radio.

He said he owed a debt of gratitude to Scully and former Dodgers pitching great Sandy Koufax, who was among nearly 50 Hall of Famers sitting behind him on the outdoor stage.

"Once I started pitching, my dad said I could not start throwing a curve ball until I was 13, 14 years old. Why? Because he listened to an interview with Vin Scully and Sandy Koufax.

"Sandy told Vin that because of his elbow problems, if he ever had a son he wouldn't let him throw a curve ball until he was 13 or 14. Sandy, I don't know if you remember that interview, but my dad did.

"Sandy, I also learned the curve ball from you. Listening to Vin Scully describe your curve ball ... I always visualized the rotation of that baseball.

"So thank you, Sandy Koufax."

Property owners in new CR flood zones could pay lower insurance ...

Owners of 571 Cedar Rapids residential properties that were previously outside the 100-year and 500-year floodplains now are considered in the danger zone, requiring many of them to shell out an average of $1,100 a year in unexpected premiums for flood insurance.

City officials want to help absorb some of that financial shock and ease property owners? transition to the new payments through a FEMA-backed Preferred Rate Policy Eligibility Extension program that allows qualifying applicants to pay less than standard insurance premium for three years.

The program debuted in January, and two property owners have been through the FEMA program as a sort of ?test? to determine its ability to generate savings.? Joe Mailander, civil engineer for Cedar Rapids, told the Flood Recovery Committee during its meeting Friday that the program had ?great results? for those two properties and he hopes more eligible owners will apply for reduced annual premiums.

?We are trying to notify everyone in the city,? Mailander said. ?We?re not only notifying property owners, but local insurance agents too.?

Once the word is out about the possible insurance premium reductions, Mailander said, ?the city will step back.?

?It will be an issue between the property owner and the insurance company,? he said.

The 571 properties that previously were outside the 100-year and the 500-year flood zones were moved into the 100-year zone after FEMA in April 2010 accepted revised flood maps that changed the flood zone boundaries.

The two property owners who worked with the city and FEMA to lower their insurance premiums live in the Vinton Ditch area. One of the two has received confirmation that his annual premium will drop from $977 to $324.

The other person expects confirmation next week that his premium will be reduced and a refund check will be issued, according to Mailander.

In an effort to reach the other property owners who might qualify for reduced premiums, the city is planning to send letters to all the property owners in the 100-year and 500-year flood zones on Aug. 1 and hold an informational meeting Aug. 24 about flood insurance discount programs with the help of a FEMA representative.

Both property owners and insurance agents will be invited to attend those meetings so they can work toward rate reductions independently, Mailander.

Flood Recovery Committee Chairman Don Karr praised the initiative as one of the many ways city officials are advocating for residents still trying to get back on their feet after the 2008 floods.

?This will help a lot of people,? Karr said.

How to Buy Commercial Real Estate ? Investing Tips ? Part 3 ...

How to Buy Commercial Real Estate ? Investing Tips ? Part 3

Article by Luis Roque

Buying commercial real estate can put you in the ?cash flow? game, especially when you start any new venture with a sense of order. Commercial real estate investing tips can make the difference by helping you organize your thoughts, and assist you in avoiding costly mistakes. It is recommended that you learn all you can about how to buy commercial properties before launching your investment business. Now and then, even seasoned investors benefit from a quick review of the basics. Consider these commercial investing tips as you begin your purchasing preparations:

1) Keep your Finances in Line? This shouldn?t be a secret to any investor, but often, borrowers tend to forget that until a loan is funded, especially now, you ?can?t bank on it.? (No pun intended.) Investors will open up new credit lines or increase balances on their existing lines, or credit cards, and their overall credit will be adversely affected. It is important to keep your finances in order and your credit as clean as it can be. This doesn?t mean that you have to have perfect credit, but it will help you in obtaining the best interest rate and terms possible for your commercial real estate mortgage loan.

2) Third Party Reports? Until you have an ?Offer to Lend?, ?Letter of Intent?, or ?Conditional Loan Approval? do not order any third party reports without lender involvement. Most desirable lenders will need the reports to adhere to their guidelines and will request them on their behalf. This is in part due to the differing guidelines by which lenders issue loans. In some cases a conflict of interest may exist when reports are ordered by any other parties involved in the transaction (buyer, seller, Realtor, even the Commercial Mortgage Broker). Lenders should not request any up-front monies, until they are able to produce a ?Letter of Intent? or ?Conditional Loan Approval?. At that time, if you agree to the terms, they may request a ?Third Party Deposit? to handle the appraisal, environmental report, title, etc?..

Seeking out commercial real estate investing tips is smart as you begin your commercial investing ventures for the first time, or whenever you are approaching a new deal. Getting the cash flow you desire doesn?t happen by accident. Your commercial property purchases can be ordered, intentional, and on target. We hope this third segment of the three-part series on how to buy commercial real estate have helped you in your first, or next, purchase of a commercial real estate property!!

Healdsburg Heritage Hound: Bonjour, Bricks & Backyard Decks

Ten days each year after our Independence Day Celebrations come the celebrations in France for their National Holiday -- Bastille Day. This has always been a part of my memory ever since attending the many French language classes I took in both High School & College:
This year the significance of Bastille Day took on a different perspective around here and from the tree. Two families from our town and members of our family tree high-tailed it out on Air France flight # 83 with their destination Paris and environs. All seven participants left on Bastille Day to enjoy three weeks in France.

My wife and I out of curiosity drove by their house later in the day just to check on it -- the automobile that they had driven to SFO was back in their driveway . . . mysterious -- not really -- the family that they traded homes and cars with from France apparently were now in Healdsburg.? A similar phenom must have happened with the car at CDG in Paris as well,? as the travelers from the USA arrive there late on Bastille Day.

We look forward to hearing about their trip and we will make occasional drive-bys of theeir home here . . .

For those of us left behind here it is another celebration of sorts -- the once every two or three years of the painting of the decks . . . we have redwood decks that run the width of our back yard and they need to be freshened up every so often -- somehow we chose this week to do that -- part of the reason was that we heard that the weather was going to be really hot next week -- so this was a good week to beat the heat.

Of course we had to disturb Auggie (you can see the deck under the lounge) to actually paint? . . .

Now while our work around the house is going on and members of the family are traipsing around France we are also in the middle of "National Ice Cream Month"? who knew? But that does call for a celebration.

The NICM was designated as such by Ronald Reagan back in the '80s -- thank you very much. I am thinking back to my growing up days in the Chicago area and one kind of ice cream comes to mind -- Chicago Brick. It was not produced all year but came out seasonally -- maybe July -- and was very distinctive. Above you can see the three flavors that were included in brick form -- Orange Sherbet, Vanilla and Caramel -- it was a great combo and resembled the way Neopolitan Ice Cream is today . . .

Well, probably Hiles Home Made Ice Cream -- the origins are not known -- would have included "Chicago Brick" as well. We just might have to make a batch ourselves if we get the decks done soon.

Looking around at the "News" across the USA I spotted a recent article that was intriguing to me. I like shopping and sometimes it is fun to browse a yard sale or two just in the hopes that an "Antique Roadshow" item could be spotted and picked up "for a song" . . .

Now, if you click the above article you may be able to read the details. Basically it is about a yard sale that will stretch for about 160 miles -- from Fort Smith, Arkansas to Beebe, Arkansas. And the other interesting fact is that the organizer of the whole event is Linda HILES -- she must be related. So, if we are done with the deck and the world travelers are back, maybe a caravan to Arkansas is in order . . .

Probably more realistically is the fact that I'll be lounging on the deck using a new APP for genealogical research sipping some freshly made "limeade" and eventually drifting off into "another world". I recently added this app to my iPad:

Along with the several other genealogy related apps that I now have -- I am set for the deck.

In the meantime -- it is Slider Saturday Night -- and the patties are thawing for tonight's event. That is something to look forward to after deck painting on hands and knees -- three sliders? . . .

Have a fun week and see you in a few!

Death toll climbs to 19 in Mumbai triple bombings (AP)

NEW DELHI ? The death toll from this week's bombings in India's financial capital rose to 19 as Mumbai police continued Saturday to systematically sift through the evidence gathered from the site of the three blasts.

A police official said teams of investigators had fanned out to at least three different cities in the country to probe the existence of terrorist outfits that may have links to the bombings.

The death toll in the blasts climbed to 19 when two injured men succumbed to their wounds, another police official said Saturday.

Both officials spoke on condition of anonymity because they were not authorized to speak to the media.

More than 100 people were still in hospitals in Mumbai being treated for wounds sustained when the bombs went off Wednesday evening.

No group has claimed responsibility for the bombings, and investigators have not named any suspects.

The teams of investigators were questioning suspected members of militant organizations in the southern cities of Bangalore and Hyderabad and the eastern city of Ranchi, one of the police officials said.

Investigators say the attack bore the hallmarks of the Indian Mujahideen, an Islamic militant group linked to Pakistan's Lashkar-e-Taiba that has claimed past terrorist attacks that used similar explosives.

The blasts were the deadliest terrorist attack in Mumbai since a 2008 siege in which 166 people were killed in an assault that lasted three days.

Essential Yoga Poses

Warrior

There are a lot of yoga poses and you might wonder if some are still exercised and applied. The answer is yes. Yoga poses function and perform differently. Each pose is designed to develop one?s flexibility and strength.

Here are some of the yoga poses that are commonly used:

Standing Poses

Standing is one of the important yoga poses. This type of pose is helpful in aligning your body and your feet. This is also very useful in improving and maintaining a good posture. It is an advantage because if you have a bad posture, your backbones can be stretched and straightened without noticing it. Standing poses helps in giving strength to your legs and at the same time increase elasticity in your legs and hips because they are all connected to each other.

Seated poses

These types of yoga poses increase your lower back and hip?s flexibility. This also strengthens your back. This adds suppleness to your knees, groin, ankle and most especially your spine. Another advantage is that it helps you to breathe in deep which gives you that calm and peaceful feeling.

Forward Bends

This type helps you in stretching the hamstrings and your lower back also strengthening it. This lessens the tension found in your neck, shoulder, back and increase flexibility in your spine. Calmness is also achieved in this type of pose.

Back bends are amazingly helpful in opening your chest, hips and even the rib cage. This is helpful in strengthening and making your arms shoulders stronger. At the same time, it simultaneously increases your flexibility and elasticity in your shoulders. The great thing is that it helps to relieve the tension from the front of your body up to your hips and it increases your spinal ability. Your spinal cord is one thing that is important in your body so you need to take good care of it.

Back Bends

Notice that the forward bends are challenging because the exercise gives you a nice feeling and it can cause to fix some injuries. In this type of position, you can use a prop like the strap or the black because it will be very helpful.

Balance

Balance poses are very challenging. People who do yoga get too excited in performing balances. This is good because the fun that the person acquires helps him to live up his spirit and enlighten his soul. Balance is helpful in improving your posture. In improving your posture, the spinal cord is elongated which helps to keep yourself from some injuries and falling over.

Balance helps in training your ability to focus on your main goal and attention. However, attention should be obtained in the ultimate level because if your concentration is weak, for sure you cannot perform this type of pose.

Balance is one of the yoga poses that people truly appreciate and exert effort for. Along with the balance poses comes the twist which extremely releases tension all over your body. The tension in your spine is made clear. Twisting may seem to be hard to obtain. It is important to execute twists on both sides of the body so that the balance and alignment is obtained.

Taking note of these yoga poses will help you get along with yoga perfectly. Keep in mind that concentration is your main key if you want to be successful in doing these yoga poses.

Real Estate Marketing Strategies: Tips for an Instant Attitude ...

By Maya Bailey, Ph.D. Print Article?Print Article

RISMEDIA, July 16, 2011?Wouldn?t it be great to always be motivated to market your business? Imagine for a moment what it would feel like to know that you could instantly change your mindset to something positive and productive.

In my 15+ years of coaching real estate agents to double and triple their incomes, I have found these tips to be most helpful:

1. Know when you are the most resourceful

For example, are you a night person or a morning person? Take advantage of your biorhythms to increase your productivity. If you?re a morning person, take the most challenging task and do it first thing. On the other hand if you find yourself getting revved up at night, then that?s the time for you to do your creative work.

2. Give up the idea of perfection

It?s better to take ?imperfect action? than no action. Trying to be a perfectionist only paralyzes you. Start to identify beliefs like, ?I have to be perfect to be okay? or ?Everything I do has to be perfect?. Once you realize that perfection does not exist make this your mantra instead: ?I am perfectly imperfect like everyone else.? Notice how that new belief propels you into action and even allows you permission to make mistakes. Instead of trying to be perfect, entertain the idea that all you have to do at any given moment is ?your best.? Simply make it your intention that you always do your best and focus on the service you are giving to others.

3. Keep it manageable

If the idea of making 20 cold calls this morning makes you freeze, then give yourself a break. 5 calls this morning and another 5 tomorrow is OK. Once you break down a big task into little ones, then it doesn?t seem so hard. Focus on the one small goal, not the larger one. Every marathon begins with one step.

4. Remember to use the ?stop technique?

If you find yourself ruminating in a negative direction about what could have been and what might have been, then you need to intervene on your own behalf. Simply say ?STOP? and switch your focus. Take a deep breath and put in a positive new thought. There is always something to be positive about. Here are some examples of positive new thoughts:

? ?I have a valuable service to offer and people are happy to hear from me?
? ?I am an irresistible magnet for my ideal clients?
? ?I am a money magnet?

NOTE: Watch your energy increase from this one technique alone.

5. Read your ?fan? mail:

If you have a moment of self-doubt, and you have a hard time remembering what makes you an expert, then read your ?fan? mail. In other words keep a folder from your former clients of all of the ways they appreciate you. Look at that folder, and read the testimonials to be reminded of how good you are.

TIP: If you don?t have an overflowing fan mail folder, get started right away. Whenever anyone tells you what they appreciate about you, write it down. If you want to turn it into a testimonial letter, just get their permission to write down everything they say. Be proactive; ask for the referral or testimonial instead of leaving it to the client.

6. Bombard yourself with positive messages:

Here?s a tip: Avoid the news, and invest in motivational CDs and DVDs that inspire you.

Here?s a possible list:
1. The movie: The secret
2. The CDs: ?The missing secret?
3. Jack Canfield?s ?Principles of success?
4. My ?Positive Buzz Success Program? CD subscription

I know these tips will be extremely helpful for you to quickly switch to a positive mindset at a moment?s notice.

Chavez retains secrecy over cancer therapy in Cuba (AP)

CARACAS, Venezuela ? In his monthlong fight against cancer, Venezuelan President Hugo Chavez has placed utmost importance on secrecy, carefully offering only scraps of information about his condition.

Now, as he begins planned chemotherapy in Cuba, Chavez appears to have found the perfect place where he can tightly guard details of his illness and keep the prying eyes of the news media far away.

The Venezuelan leader first underwent surgery in the island nation on June 20 to remove a cancerous tumor from his pelvic region. He returned Saturday night, saying he would be starting a "second phase of treatment."

Typical of the cone of silence Chavez has lowered over his health problems, he hasn't said how long the chemotherapy is likely to last, and there was no immediate confirmation from either Cuba or Venezuela that the treatments had in fact begun.

Chavez, 56, had said he would begin the treatments in Havana on Sunday to ensure cancer cells don't reappear. He has also said he has been open about the details of his medical condition.

Maria Teresa Romero, professor of international studies at the Central University of Venezuela, said controlling information about his illness is important for Chavez to maintain both his hold on power and an image of strength at home.

"The secrecy, the trust is assured" in Cuba, she said, "which is something that wouldn't be assured if he were treated in Brazil, for example, or here in Venezuela. It would be much more difficult to keep secret everything they are going to do him."

Paul Webster Hare, a former British ambassador to Cuba from 2001 to 2004, said Chavez is likely receiving the same sort of protections and accommodations that ailing Cuban leader Fidel Castro himself would expect. Hare was also the deputy head of mission for the British Diplomatic Service in Venezuela from 1994 to 1997.

"Everything there will be arranged as if a member of the Castro family were being treated ? strict secrecy, encrypted communication with Venezuela, transport, etcetera, just as if a favorite son had returned," Hare said.

"Just as there is no accountability for the subsidies that Venezuela provides Cuba, the political relationship is based on shared commitments and understandings between the leaders that are never subjected to institutional scrutiny."

On top of that, Hare said, "non-Cuban specialists could be more easily flown in to Havana than in the countries with a free and inquiring media."

When Fidel Castro himself was gravely ill in 2006, a Spanish surgeon, not a Cuban, treated him.

One of the few messages that emerged from Chavez by early afternoon Sunday came via his Twitter account, where one of three notes offered congratulations for the start of the ALBA Games in Venezuela, an athletic competition involving countries in the left-leaning Bolivarian Alliance bloc.

"From my trench, battling for life, I congratulate the entire homeland for the marvelous inauguration of the ALBA Games! We will live!" the message said.

Chavez has been treated by a team of Cuban and Venezuelan doctors since doctors removed a cancerous tumor that Chavez said was the size of a baseball. He hasn't said what type of cancer he was diagnosed with nor specified where exactly it was located, saying only that it was in his pelvic region.

Government officials have deferred to Chavez to provide the information he chooses about his prognosis, while opposition leaders have demanded that the president come clean about what exactly his medical condition is. Three days before he left for Cuba, Chavez acknowledged for the first time that he expected to undergo chemotherapy or radiation treatment.

The Venezuelan leader also revealed on Saturday that his foreign minister, Nicolas Maduro, had traveled to Brazil in recent days to look into a proposal by Brazilian President Dilma Rousseff, herself a cancer survivor, for him to be treated at a hospital in Sao Paulo. He didn't say whether that option was still being considered, or whether it had been a possible alternative to treatment in Cuba.

Romero noted that when Paraguay's president, Fernando Lugo, recently underwent cancer treatment in Brazil, the hospital provided regular medical reports on his condition. Details have also been released about the type and location of Lugo's tumors and his chemotherapy process.

"In this case, it would be a risk from the Venezuelan government's perception to have (Chavez) in a place that wouldn't guarantee ... the secret about the entire treatment process that is being carried out," Romero said.

Cancer patients regularly undergo chemotherapy in Venezuela, and Chavez didn't offer a detailed explanation of his reasons for returning to Cuba before he departed for Havana.

"Evidently, the president feels much more confidence in the circle ? not only medical, but also political ? that he has around him in his allies in Cuba," said Asdrubal Mendez, a Venezuelan political analyst. "There's an issue of trust. One always wants to be with whoever is closest ideologically, also from an emotional point of view."

While regular health briefings would be expected in similar circumstances in many other countries, some world leaders have kept a tight lid on their medical tribulations.

In France, for example, the health of presidents has long been shrouded in secrecy. The public didn't learn of President Georges Pompidou's bone marrow cancer until after he died of it in 1974. There were rumors of health problems throughout much of the 14-year tenure of President Francois Mitterrand, who ordered his doctor to systematically falsify his health bulletins. He died of prostate cancer just months after leaving office in 1995.

U.S. President Franklin D. Roosevelt kept his polio semi-secret during his presidency. And more recently, the government of North Korea has divulged few details after reports emerged that leader Kim Jong Il suffered a stroke in 2008.

Nor has Cuba ever said officially what condition afflicted former President Fidel Castro in July 2006, though it was widely reported to have been complications involving the intestinal ailment diverticulitis. Returning to the public eye two years later, Castro said he had been "at death's door" but did not give details on the illness.

Still, some suggest Chavez's decision to be treated in Cuba may be motivated simply by an interest in maintaining continuity in his treatment after his surgeries in Cuba.

"Since he was treated in Cuba, it makes sense to return to return to the island for chemotherapy," said Miguel Tinker Salas, a Latin American studies professor at Pomona College in Claremont, California.

Footage on Venezuelan television showed Chavez arriving at the airport in Havana on Saturday night, where he was greeted by Cuban President Raul Castro.

Cuban state media published a brief report on Chavez's arrival and a photo of the two presidents, but left out medical details. During Chavez's previous visit, Cuban officials said privately that it was up to Chavez's government to release any information.

Chavez has insisted on retaining most of his responsibilities while in Cuba and has said he would use an "electronic signature" involving an eight-digit personal code that will allow him to remotely approve government measures.

"Whether in Havana, Moscow, Washington, Buenos Aires, you sign electronically and the security is also totally protected so that there can't be a false signature or anything," Chavez said during a televised Cabinet meeting in Caracas before his departure.

As to his treatment, Chavez said medical checks since his surgery have found that "no malignant cell has been detected in any other part of my body." He said there is always a risk cancer cells might reappear, "and therefore there's a need to attack hard through chemotherapy."

On the outskirts of Havana on Sunday, some Venezuelans in a group of about 250 who came for medical treatment under a government accord said they were praying for Chavez and hopeful for the leader's recovery.

"Cuba is a brother country," said 21-year-old Nestor Vazquez after he attended Mass. "I imagine the president feels like he's at home here. Also he knows there are good doctors."
